Alice is an independent inventory clerk covering Lincoln and Newark. We built the app she inspects and reports from, and the website letting agents and landlords find her through.

The brief.

Alice records every room and item in a property: condition, cleanliness, photographs, meters, alarms and keys. At check-out that record becomes the evidence when a deposit is disputed, so it has to be thorough and easy to read.

She works alone, on her phone, often in houses with a weak signal or none. She wanted to send each report the same day, as something clearer than a long PDF attached to an email.

What we built.

An app that works without signal: Inspections are saved on the phone and sync when there is a connection. Photo uploads keep going on a weak signal, with progress Alice can see, and reopening the app takes her back to the room she was in.
Check-out against check-in, item by item: Each check-out item shows its check-in beside it, with what has changed marked. A check-in written by another clerk can be imported from its share link and compared the same way.
AI that drafts while Alice decides: It reads a meter from a photo, sorts room photos into items, describes visible defects without inventing new ones, drafts room overviews and tidies wording into British English. Nothing is saved until Alice accepts it.
Quicker on site: A phrase bank of her own wording, found in her past reports, is a tap or a spoken word away. Condition and cleanliness can be set for many items at once, or matched to the check-in.
Reports clients can open anywhere: Each report goes out from the app as a private link with every photo and a downloadable PDF, with an email Alice can rewrite. Links can be withdrawn or set to expire.
A website that brings in work: A site in Alice's voice, with a page for each town she covers and quote requests by WhatsApp, email or a short form whose enquiries arrive in the app. It sets no cookies and runs no tracking.

Where it stands.

Alice reports from the app and sends each report as a private link and PDF, usually the same day as the visit. The website is live.

How we worked

Alice uses the app on real inspections, and her feedback decides what comes next: the check-in shown inside each check-out item on a phone, repair flags that reach the agent without changing a rating, and a quieter website after her first look at it.
